Application seeks development of property near Acrisure Stadium, science center

PITTSBURGH — A large parking lot located between Acrisure Stadium and the Carnegie Science Center could become the site of a new development.

“It seems like an area worth investing in,” said Pittsburgh resident Dave Duessel Jr.

Channel 11 obtained an application submitted for a state grant via the Redevelopment Assistance Capital Program. Submitted by the Urban Redevelopment Authority, the application seeks to convert 640 Casino Drive into a “commercial mixed-use space, allowing two national Pittsburgh-based corporations to expand their headquarters, remaining on the North Shore, and increasing economic growth.” The application further states that the development would be “attractive to new retail tenants” and would increase parking options for game days and events.

The $30 million dollar project would include $15 million in matched private funds from Walnut Capital, as well as a limited liability company (LLC). State records indicate that the LLC is operated by the Steelers.

A spokesperson for the Steelers referred us to Walnut Capital for a statement. Walnut Capital leaders told us that they cannot currently comment.

The lot is owned by the Carnegie Science Center. A spokesperson there stated that they, too, are limited in what they can say. However, it was noted that there is currently no formal agreement on selling or leasing the property.

The development would not include housing, according to the documents. But residents believe more residential spaces are needed.

“I have an office in the area and there’s not many people here during most of the days of the year,” said Dave Duessel Sr. “There’s a lot of retail vacancies in the North Shore area. I think you need people to go there.”

If the project gets the greenlight, the application indicates construction will begin in September of this year, with the project possibly completed by June of 2026.
